SINGAPORE (Apr 1): A visit to 6 Chin Bee Avenue in Jurong Industrial Estate, arranged by ESR-REIT (real estate investment trust), reveals a 10-storey warehouse with high specifications. For instance, its floors and ramp-ups have to be able to support 25kN per sq m. One kilonew ton is equal to 101.97kg. The ceilings are around 10m high compared with just 3m for office buildings. Levels seven and nine are cold storage facilities with sub-zero temperatures in the freezers. Every floor has eight loading bays so that trucks can drive up, unload, load and drive down. The ramps can accommodate trucks of up to 25ft long and weighing 10 tonnes.

The second property on the site visit arranged by ESR-REIT was 7000 Ang Mo Kio Avenue 5, which has AMS Sensors Singapore as its anchor tenant. AMS is ESR-REIT’s largest tenant, contributing 4.6% to rental income. AMS’s facial recognition sensors are used in smartphones such as those manufactured by Apple, Xiaomi Corp and Huawei Technologies. The property’s second-largest tenant is DCSG, a data centre operator.
